Frequently Asked Questions

What is a Home Inspection?
It is a visual examination of the property you wish to purchase by a impartial, unbiased professional, certified home inspector. We do inspections for buyers looking to purchase a home or sellers prior to listing the home.

What will it cost me for a Home Inspection?
Pricing is primarily based on the square footage of the home. Our prices being at $279 for a 1,100 square foot home. Each home is different and prices will be affected by such things as accessibility, crawl spaces, etc. NOTE: Prices are subject to change at any time.

What areas in my home will be inspected?
WMPIS is professionally trained to look for more than 1600 items within a home and to help you know as much as possible about the home. We physically inspect all accessible areas and systems of the home including:

- Roofing
- Exterior
- Structure
- Electric
- Heating
- Cooling
- Electrical
- Insulation/Ventilation
- Plumbing
- Interior
- Appliances that remain with the home
- Fire places and wood stoves

Many times mortgage or insurance companies will require information covered in these areas (furnace, wiring, air conditioning, etc.). There are many other questions that will be answered within the inspection process (where is my water shut-off valve, how old is my roof, is my roof leaking, cracks in the foundation).

Why do I need an inspection?
The inspection will provide insight to areas which are many times not familiar to the typical homebuyer. It is an independent view of the house that will explain in detail the different components and systems within the house so that information may be gathered to make a knowledgeable decision when negotiating and purchasing a property. It will also provide and piece of mind by providing the information of what issues are at hand and other concerns to think about.

What will my report look like?
It is a computerized report that is generated on site which includes digital photos addressing major deficiencies and/or note-worthy items. Upon request those photos can be burned on a CD for reference (for a nominal fee). Also, if you are unable to be present at the time of the inspection, reports are available to be downloaded, e-mailed, or dropped off at your agents office. All parts of the report are confidential and will not copied, reprinted or distributed to any third party without written consent by the client.
